These Booking Terms & Conditions apply to direct bookings made for Killerton by the Sea, a holiday home in Bude, Cornwall. By making a booking, the lead guest agrees to these terms on behalf of all guests included in the booking.
1. The Property
Killerton by the Sea is a four-bedroom Edwardian holiday home in Bude, Cornwall, accommodating a maximum of nine guests.
The accommodation includes six beds across four bedrooms, two bathrooms, living and dining areas, a fully equipped kitchen, outdoor space and off-street parking for up to two vehicles.
2. Making a Booking
Direct bookings are subject to availability and are only confirmed once the booking process has been completed and any payment required at the time of booking has been successfully received.
The person making the booking is considered the lead guest and is responsible for ensuring that all members of their party comply with these terms and any house rules provided before or during the stay.
The number of guests staying at the property must not exceed nine unless agreed in writing in advance.
3. Check-in and Check-out
Check-in is available after 4:00pm on the day of arrival.
Guests must check out before 10:00am on the day of departure.
The property offers self check-in. Access instructions and other arrival information will be provided to guests before their stay.
Early check-in or late check-out must be agreed in advance and cannot be guaranteed.
4. Prices and Payment
The total price of the stay will be displayed during the direct-booking process before payment is made.
Payments for direct bookings are processed securely through the payment provider connected to our booking system.
Any deposit, balance-payment deadline or other payment schedule displayed during the booking process forms part of your booking terms.
A booking is not considered confirmed until any payment required to secure the reservation has been successfully received.
5. Cancellations and Refunds
The cancellation conditions applicable to your stay will be displayed during the booking process and confirmed when your reservation is made.
Any refund due following a cancellation will be determined according to the cancellation policy attached to that booking.
Bookings made through third-party platforms such as Airbnb or Booking.com remain subject to the cancellation and refund terms agreed through that platform.
Guests are encouraged to take out appropriate travel insurance to cover cancellation, illness, travel disruption and other unforeseen circumstances.
6. Changes to Your Booking
If you need to change the dates, number of guests or other details of your booking, please contact us as soon as possible.
Changes are subject to availability and cannot be guaranteed. Any difference in the cost of the stay may be payable before the change is confirmed.
7. Occupancy
Killerton by the Sea accommodates a maximum of nine guests.
Only guests included within the booking may stay overnight at the property unless prior permission has been given.
Guests must not exceed the maximum occupancy of the property.
8. Children
Killerton by the Sea is suitable for family stays.
Parents, guardians and accompanying adults remain responsible for the supervision and safety of children throughout their stay.
9. Pets
Pets are permitted at Killerton by the Sea subject to the conditions applicable to the individual booking.
Guests bringing pets remain responsible for them throughout their stay and for any damage, excessive cleaning or disturbance caused by their animals.
Any restrictions regarding the number or type of pets will be shown during booking or agreed with the property owner.
10. Smoking and Vaping
Killerton by the Sea is a non-smoking property.
Smoking and vaping are not permitted inside the property.
Guests are responsible for ensuring that all members of their party and visitors comply with this requirement.
11. Parking
Off-street parking is available for up to two vehicles.
Vehicles and their contents are left at the owner’s risk. Killerton by the Sea accepts no responsibility for loss or damage to vehicles or their contents except where liability cannot legally be excluded.
12. Use of the Property
Guests are expected to treat the property, its contents and the surrounding neighbourhood with reasonable care and respect.
The property must not be used for illegal activity or for parties, events or commercial purposes without prior written permission.
Guests should keep noise to a reasonable level, particularly during the evening and overnight, and should be considerate of neighbouring properties.
13. Damage and Breakages
Guests are responsible for taking reasonable care of the property and its contents during their stay.
Any significant damage, breakages or problems should be reported as soon as reasonably possible.
The lead guest may be responsible for the reasonable cost of repairing damage or replacing items where damage has been caused deliberately, negligently or through misuse by a member of their party.
Normal wear and tear will not be charged.
14. Cleaning
Guests are not expected to professionally clean the property before departure but should leave it in a reasonably clean and tidy condition.
Additional reasonable cleaning costs may be charged where the property is left in an exceptionally poor condition or requires specialist cleaning as a result of the actions of guests or their pets.
15. Facilities and Amenities
Killerton by the Sea provides a range of facilities and amenities for guests, including Wi-Fi, kitchen facilities, television, heating and outdoor space.
Every reasonable effort is made to ensure that facilities and amenities are available and working as described. However, occasional failures of utilities, internet connections, appliances or other equipment can occur.
Please report any issue promptly so that there is an opportunity to investigate and, where reasonably possible, resolve it during your stay.
16. Personal Belongings
Guests are responsible for their own possessions during their stay.
Killerton by the Sea cannot accept responsibility for loss, theft or damage to personal belongings except where this results from negligence or where liability cannot legally be excluded.
Guests should check the property carefully before departure and contact us promptly regarding anything believed to have been left behind.
17. Safety
Safety equipment is provided at the property for the protection of guests.
Guests must not interfere with, disable, cover or remove smoke alarms, carbon monoxide alarms or any other safety equipment.
Guests are responsible for familiarising themselves with the property and supervising children and pets appropriately.
18. Problems During Your Stay
If you experience a problem with the property during your stay, please contact us as soon as reasonably possible.
Reporting an issue promptly gives us the opportunity to investigate and, where appropriate, take reasonable steps to resolve it.
If a complaint cannot be resolved during your stay, please contact us after departure with full details of the issue.
19. Circumstances Beyond Our Control
Killerton by the Sea cannot accept responsibility for events outside our reasonable control, such as severe weather, interruption to public utilities, transport disruption, government restrictions or other circumstances that could not reasonably have been prevented.
Where such circumstances materially affect a booking, we will communicate with the lead guest and consider the options available under the booking terms and applicable law.
20. Cancellation by Killerton by the Sea
In the unlikely event that we are unable to provide the accommodation booked, we will contact you as soon as reasonably possible.
Where Killerton by the Sea cancels a direct booking and cannot provide the booked accommodation, payments made directly to us for the affected booking will be refunded where required.
We cannot accept responsibility for consequential expenses, such as alternative accommodation or travel arrangements, except where legally required.
21. Third-Party Bookings
Bookings made through Airbnb, Booking.com or another third-party booking platform are also subject to that platform’s terms, payment arrangements and cancellation conditions.
Where there is a conflict concerning a booking made through a third-party platform, the applicable platform booking terms will govern that transaction.
These Booking Terms & Conditions primarily govern bookings made directly with Killerton by the Sea.
22. Website Information
We take reasonable care to ensure that descriptions, photographs, facilities, availability and pricing shown on the Killerton by the Sea website are accurate.
Minor changes may occasionally occur. Photographs are intended to provide a reasonable representation of the property and do not guarantee that every item, furnishing or decorative feature will remain exactly as pictured.
If an obvious pricing or availability error occurs, we reserve the right to correct the error and contact affected guests as soon as reasonably possible.
23. Liability
Nothing in these terms excludes or limits liability where doing so would be unlawful, including liability for death or personal injury caused by negligence, fraud or fraudulent misrepresentation.
Subject to applicable law, guests are responsible for their own actions and for the actions of members of their booking party while using the property.
Guests are responsible for taking reasonable care when using the property, its facilities and outdoor areas.
